Where the buyers actually are
Eighty-five percent of property searches start online, and thirty percent of our own traffic arrives outside 9–5. We are reachable in the evenings and at weekends, because that is when your buyer is looking.
Portal reach
Once your property is on our site it also goes to the international portals we partner with — Rightmove, Zoopla and Green Acres among them — so it reaches buyers who have never heard of us.
A matched database
We match your property to registered buyers and send it to them directly, often before it goes online. We would rather find three genuinely interested people than show it to thirty.
Social and campaigns
We promote property daily across LinkedIn, Facebook and Instagram, and run targeted campaigns so your home reaches a defined audience rather than a general one.

What comes out at the other end
Capital gains tax
For non-residents, or where the property is not your primary residence, capital gains tax is currently 28%; for non-resident companies, 25%. If the proceeds are reinvested into another property, only 50% of the net taxable income is subject to it.
To calculate the taxable gain, take the selling price and deduct acquisition costs, transfer-of-ownership costs, improvement costs incurred within five years of the sale, and agency fees.
Exemptions exist — for Portuguese tax residents selling a primary residence and buying another here (applying to sales within three years after or two years before), for property first occupied in your name before January 1989, and where proceeds from a Portuguese primary residence are reinvested into another primary residence in the EU.
Legal fees
We recommend engaging a Portuguese lawyer to represent you in the sale. They update the property paperwork, check contracts and confirm any capital gains liability. The average charge is 1% of the sale price.
Our commission
As the seller you pay the agency commission. The percentage is agreed when we sign the mediation contract — the industry standard in Portugal is between 5% and 10%. The contract also states when it falls due: in full at promissory contract, split 50/50 between promissory and deed, or in full on deed.

For a privately owned property you will need the following. Missing documents are the single most common cause of a delayed completion.

Preparing for viewings
We will use all of our experience and contacts to find the right buyer. But every property can be made more attractive, and preparation can add thousands to the final price.

First impressions count
A buyer can be put off before they reach the front door. Move bins out of sight, tidy the garden, clear anything unsightly. Inside, keep it as clutter-free as possible — we deal with many nationalities looking for clean, simple lines. Check every bulb works and fix the squeaky door.

Define each room
Buyers need to picture themselves living here, so every room should read as its intended purpose. If the dining room is full of work papers or gym equipment, give it back its job. Depersonalise where you can.

Access for viewings
Many buyers are here for a few days on a tight schedule. Ideally we hold a set of keys for accompanied viewings, but we are used to working with property managers or directly with owners. Tell us your rental dates early so we can work around them.

Be patient, and be open
Positive viewings that do not convert are normal — plenty of people get cold feet once they are home again. Be open to feedback. And you do not have to accept the first offer: it is worth weighing whether more can be achieved, and what a swift sale is worth to you.
